A report is a snapshot taken by one person on one day. EPIP is the accumulated record — every water event, every investigation, every test, every repair, and the state of the evidence behind each one.
Property moisture problems recur because the evidence does not travel.
A leak is found. Someone repairs something. A remediator cleans up. The owner sells, or the tenant moves on, or the strata committee changes. Three years later the problem returns and nobody can answer the only question that matters: was the source ever actually fixed, and did anyone check?
The evidence existed at the time. Invoices, photographs, moisture readings, a plumber’s report. It was scattered across phones, email threads and filing cabinets, and it did not survive the handover. What is left is a property with a history nobody can reconstruct and a buyer, insurer or builder who has to guess.
It holds the evidence, and it is honest about what the evidence does not cover.
Most property information systems record what someone asserted. EPIP records the assertion and, separately, what supports it. Those are different facts, and keeping them apart is the entire point.
